By virtue of my fiduciary trust, and in considerations of your acceptance of
my offer, I hereby give Ninety (90) days from this date, the authority to
offer my property
FOR LEASE/RENT with the following terms and
conditions described below to  
BPO-KPO REALTY CORP. a domestic
corporation  existing under and by virtue of the laws of the Philippines,
with principal office located at  1550 Espana Blvd. Corner Lacson
Avenue, Sampaloc Manila, Philippines, to do and perform the following
acts:  :

TO NEGOTIATE THE LEASE/RENT OUT  OF MY PROPERTY BRIEFLY
DESCRIBED, WITH THE FOLLOWING TERMS AND CONDITIONS:

BROKER'S FEE FROM LESSOR:
One(1) month for one (1) year lease / Rent Contract. Pro-rated if less
than a year.

Renewal:(1/2) month rent for every year of lease contract renewal and
pro-rated if less than one (1) year.

PERIOD OF AUTHORITY
Ninety(90) days from date hereof, notwithstanding the expiration of this
Authority, you shall be entitled to your commission in case your
prospective client whom you have previously registered with us leases
the property within three (3) months from expiry of this Authority.  It is also
understood that this Authority, all negotiations with your registered
prospective clients shall be coursed through you.

BPO-KPO REALTY CORP. is also authorized in any forms of media and
to accept and/or receive the deposit and advance payment of concerned
tenant together with the reservation form or contract of lease.

BPO-KPO REALTY CORP. is also authorized to a Hold-over clause
whereby, it will still be entitled to a commission even if the transaction
was consummated after the period of the given authority provided that it
was leased or rented out  to a buyer that was registered to the lessor
while the authority is still valid.

This authority shall become ineffective only after 30  days from receipt of
either party of a written notice terminating such authority.
