offer, I hereby give you Ninety (90) days from this date, the authority to offer my
property

THIS IS TO AUTHORIZE

BPO-KPO REALTY CORP.
,
a domestic corporation  existing under and by virtue of the laws of the
Philippines, with principal office located at  1550 Espana Blvd. Corner Lacson
Avenue, Sampaloc Manila, Philippines, to do and perform the following acts:  

PERIOD OF AUTHORITY:

That BPO-KPO REALTY CORP. shall receive a commission fee equivalent to
FIVE (5%) PERCENT of the total selling price as stipulated in the Deed of Sale
or Contract to Sell, payable upon the execution of the instrument.

That notwithstanding the expiration of this Authority, BPO-KPO REALTY CORP.
shall still be entitled to the commission of Five (5%) of  the Total Contract Price
(TCP) in case BPO-KPO REALTY CORP.buyer who was previously registered
with us, has complied with the above mentioned terms within Ninety (90) days
from the expiration of this Authority.

It is also understood that during the term of this Authority, all negotiations
regarding the sale of the below described unit shall be coursed through
BPO-KPO REALTY CORP and which it is  entitled to the professional fee of Five
(5%) brokers commission.   

BPO-KPO REALTY CORP. is also authorized to a Hold-over clause whereby, it
will still be entitled to a commission even if the sale was consummated after
the period of the given authority provided that it was sold to a buyer that was
registered to the seller while the authority is still valid.

BPO-KPO REALTY CORP. is also authorized to advertise in any forms of media
and to accept and/or receive the deposit and advance payment of concerned
buyer together with the reservation form.

This  authority shall become ineffective only after 30 days from receipt of either
party of a written notice terminating such authority.
